Finding the right tenants is the key for success when a property is in a rental agreement. As a licensed brokerage in the State of Texas we have many tools in place to protect our clients and their property. Our search for quality tenants starts with screening their application and continues through monitoring and if the need arises eviction.

Applicants are screened through TransUnion

• Credit Report
• Criminal Report
• Rental history
• Income

Once we have secured a tenant we use a TREC (Texas Real Estate Commission) lease. This lease protects both owner and tenant by identifying specific terms and rights as the State of Texas mandates. Each property we manage has its own specific lease that is written to the owners desires. For example, a pet clause can be added. Our fee is 10% of the monthly rent and a few of the services we provide are:

• Handling any maintenance requests and processing payments
  
• Ensuring the property is maintained
  
• Quarterly inspections of the interior
  
• Escrow accounts
  
• Actions needed to protect the owner and their property
